Italian-Designed Luxury Villas in Los Angeles

Italian Soul · Californian Body
Luxury villas built to last centuries, not decades.
Discover
My Villa.
Where Italian warmth meets Californian ease.
We design and build luxury villas in Los Angeles — homes of reinforced concrete, handmade ceramics, and bioclimatic intelligence. Every detail is curated to make you feel at home, from the courtyard that frames the sky to the walls built to stand the test of time. My Villa is not just a house. It is architecture designed as a permanent asset.
Architecture that is not an expense that depreciates, but an asset that appreciates with time.
Currently accepting four commissions for 2026–2027.

Light, Proportion, Material.

Italian Interior Design for Luxury Homes

Every room is a composition of light, proportion, and material. Concrete, wood, and glass in a dialogue that rewards attention.

Your Starting Point, Not Your Limit

Fully Customizable Luxury Villa Floor Plans

Four foundational typologies designed as inspiration — each one a proven starting point that can be fully customized to match your vision, your site, and the way you live. From layout to materials, every element adapts to become uniquely yours.
Courtyard House
Courtyard House
Architecture organized around an open sky. The courtyard as the heart of domestic life — a private world within.
L House
L House
Two volumes meeting at a right angle, creating a sheltered garden and framing the landscape from every room.
Deconstructed House
Deconstructed House
A sequence of independent rooms connected through circulation. Each function has its own structure, its own character.
Hill House
Hill House
Architecture that steps with the terrain. Multiple levels cascading down the hillside, each opening to its own horizon.

Every Detail,
Your Decision.

Bespoke Finishes — Terrazzo, Timber, Italian Stone

Each villa is a canvas. Choose your facade tone, select your interior palette, and personalize every finish — from flooring to fixtures. No two homes are alike.

A New Standard for Los Angeles

Fire-Resilient Concrete Homes for LA

My Villa brings together an international collaboration of specialized partners — each a leader in their discipline — united with local experts who bring deep knowledge of California's construction landscape. European design intelligence meets L.A.'s most experienced builders.
Architectural
Intelligence
2,000 years of Mediterranean spatial knowledge reinterpreted for Southern California. The courtyard, the portico, the pergola — accumulated wisdom, not nostalgia.
Courtyard
Material
Permanence
Reinforced concrete: the same material used in the world's most enduring cultural buildings. Structures engineered to resist fire, to require less maintenance, and to retain value over time.

Biophilic
Design
Architecture that breathes. Natural light, cross-ventilation, living walls, interior courtyards. Nature is not outside the window — it is woven into the architecture.

Fire-Proof ICF Concrete Homes — Certified for California Fire Zones

Every My Villa meets three fire-safety frameworks simultaneously — the strongest insurability position you can build in California.
California's insurance crisis has left thousands of homeowners without coverage. My Villa takes a different approach: ICF reinforced concrete construction that natively satisfies all 12 Safer from Wildfires measures, the 2026 WUI Code, and IBHS Wildfire Prepared Home PLUS certification — resulting in lower premiums and easier access to insurability.

Safer from Wildfires
California Dept. of Insurance program — 12 mitigation measures. By law, every insurer must offer discounts per measure adopted. A My Villa meets all 12 natively.
All 12 measures met as standard
2026 CA WUI Code
Title 24, Part 7 — mandatory from Jan 1, 2026 for all new builds in Fire Hazard Severity Zones. ICF construction achieves native compliance for virtually all structural requirements.
ICF = built-in compliance
IBHS Wildfire Prepared Home+
Highest voluntary certification recognized by carriers — Mercury, USAA, Travelers, Chubb. Mercury alone offers up to 50% wildfire premium discount for IBHS-certified homes.
Gold standard for insurers
How We Build It
Six integrated layers of fire protection — from structure to landscape
ICF Concrete Shell
250mm reinforced concrete walls — non-combustible envelope with 4+ hour fire rating. No wood frames, no combustible cladding. The structure itself is the fire barrier.
Windows & Vents
Multi-pane tempered glass. SFM-certified WUI-compliant vents on all openings — the most critical ember-entry prevention measure per IBHS research.
Roof & Eaves
Class A fire-rated concrete roof. Enclosed boxed eaves and non-combustible soffits prevent ember accumulation at roof-wall junctions.
Sprinkler System
NFPA 13D residential sprinklers as standard. On-site water reserve independent of municipal supply. Insurance ROI in 2–5 years from premium savings alone.
Defensible Space
Non-combustible 5-foot Zone 0 perimeter. Fire-smart Mediterranean landscaping — olive, lavender, succulents. IBHS certification prerequisite.
Off-Grid Safety
Solar + battery for 2–3 days autonomy. During PSPS shutoffs and evacuations, sprinklers, pumps and communications stay operational.

Engineered to Endure

Energy-independent, naturally cool, and off-grid ready.
Every My Villa is engineered to perform in extreme conditions. Our integrated system — developed with Transsolar Klima Engineering and BUROMILAN — combines passive design, renewable energy, and fire-resistant construction into a home that protects you, reduces your footprint, and works even when the grid doesn't.
Energy Independence
Integrated PV panels supply 80% of electricity and 20% of hot water. Paired with battery storage, your villa provides its own energy — even during blackouts. A 100% electrical system that uses no gas refrigerants.
Own energy, even off-grid
2–3 Day Off-Grid Autonomy
Water collection provides supply during droughts. Solar + battery storage ensures power during blackouts. Independent electrical systems and backup power for emergencies. Your home becomes a self-sufficient refuge when you need it most.
Water + energy reserves
Natural Ventilation & Microclimate
Cross-ventilation calibrated for L.A.'s west-to-east winds. Taller volumes to the south for optimal shading. Exposed concrete maximizes thermal mass. Naturally cool environments — even without electricity.
Cool without AC
Reduced Energy Consumption
The bioclimatic approach integrates thermal mass, passive shading, green roofs as natural insulation, and cross-ventilation to dramatically reduce energy needs. Less reliance on mechanical systems means lower bills, smaller footprint, greater comfort.

Concrete vs. Wood:
Total Cost of Ownership

Why Concrete Homes Cost Less Over 30 Years

A reinforced concrete villa costs more to build — but is designed to cost less to own. In the right conditions, resilient construction can support stronger insurability, lower maintenance exposure, and better long-term value retention than conventional luxury homes.
Value Positioning
Up to +6%
potential appraisal premium
In comparable markets, resilient concrete construction has been associated with appraisal premiums of up to 6% over conventional wood-frame. Actual outcomes are project- and market-specific.
Source: NAR Cost vs Value Report
Long-Term Resilience
Up to +1.5%/yr
indicative annual spread
Historical data in fire-exposed California markets suggests a potential appreciation spread of 1–2 percentage points per year for resilient construction. This is directional, not guaranteed.
Source: JRER, CA Assessor data
Insurance & Insurability
Up to 50%
potential premium reduction
Wildfire-hardened homes may qualify for materially lower premiums in California. Observed reductions range widely depending on insurer, location, and mitigation measures.

How we assess project economics
Every My Villa project includes a site-specific analysis covering:
Insurance positioning review
Market-based resale and value retention analysis
Design and resilience specification assessment
